CAN WE DO COMMERCIAL PROJECTS?

The answer depends upon where the project will be located. Some municipalities have restrictions on the size of the building and others want the structure reviewed by an engineer. Which is not a problem but it takes more time and money so take that into consideration. Some cities allow a designer to draw a builing up to 2250 square feet only, but we could still design a preliminary drawing so that you can get rough bids and see if your are in budget, because that is important. We check with the city where the building is proposed before we go any farther with the project, to save you time and money

PRICE OF PROJECT?

This varies greatly depending upon the kind of home and the amount of custom components. Such as vaulted roofs and interior finishes. This size of the home is of course another factor. PFS Design breaks down the cost into preliminary and working drawings. Preliminary drawings include the foundation/basement plan, main level floor and upper level floor plan with overall dimensions and 4 exterior elevations. This has a price range from $500 to $1100 depending on size. These plans are what you need to get a price from a contractor and to see if you are in budget. Once you have your prices and have picked your contractor we can finish the drawings before construction begins. Working drawings include the finishing of the plans with all necessary dimensions and notes, a wall/building section, window and door schedule, and plot plan. Along with any changes you may have. This has a price range from $250 to $500 depending upon size. Remodel/addition drawings vary a great deal depending upon size and complexity. Unlike a new home they need to be finished with all dimension and notes so the contractor knows what is new and existing. This has a price range from $500 to $1100 approximately. We give you a written proposal for all the work that will be included.
The only additional charges will come if we spend more time on the plans than listed on the proposal. Included in all prices are 2-3 meetings and travel time, within 2 hours of our office.
